EPC (Energy Performance Certificate)

EPC (Energy Performance Certificate) for Landlords in Chelmsford & Essex

You need a valid EPC before you market a property to let. We arrange an accredited domestic energy assessor in Chelmsford or anywhere in Essex and send you the certificate once it has been lodged.

From £95

What it is
An EPC rates a property's energy efficiency on a scale, with recommendations for improving it. “EPC” stands for Energy Performance Certificate.
Who needs it
Any landlord letting a property, or anyone marketing a property for sale or rent.
Legal basis
An EPC is valid for 10 years and is required to market or let a property. Minimum energy efficiency rating requirements for rented properties are currently subject to government reform — please check gov.uk for the current minimum rating requirement, as this is a moving target.
How we help
We arrange a qualified domestic energy assessor to visit your property and issue your EPC, then track the 10-year renewal date for you.

Frequently asked questions

How long is an EPC valid for?+

Ten years, unless you commission a new one sooner, for example after improvement works.

What EPC rating does a rental property need?+

Privately rented homes in England and Wales generally need a rating of E or above, unless a valid exemption is registered. Check gov.uk for the latest rules, as the government has consulted on raising the standard.

Can I let a property without an EPC?+

No. An EPC must be available to prospective tenants when the property is marketed, and a copy given to the tenant.
